Principle Construction contracted to do buildout for food processing company – REJournals

Principle Construction Corp. has contracted with returning client Cozzini, LLC to construct a new space for their food processing company at 2567 Greenleaf Ave. in Elk Grove Village. The team will expand an existing equipment display and demonstration room another 4,700 square feet within the 102,000-square-foot building. The purpose of the current and proposed demonstration rooms demonstrates the technology of taking raw meat products and creating emulsions, whole muscle, or ground products, which can then be made into food products. As the name implies, the equipment is for presentation and exhibition purposes only so that other food processors can explore the products, and the meat products are neither consumed nor sold; however, all equipment housed in these areas are provided with all the required mechanical and electrical provisions necessary and are fully functional. The demonstration room will operate between 45-50 degrees.

Cozzini’s new oven display room consists of four-inch-thick tongue-and-groove insulated metal wall and ceiling panels and column wraps within. The room will house an Alkar spiral oven, Scanico spiral freezer, high capacity Alkar Turbochef oven, Alkar smokehouse oven and smoke generator with scrubber, and Maurer meat maturing unit with culinary steam. A new 75-square-foot steam boiler, approximately 11-feet tall, and new glycol system will feed each oven and the smoker, in addition to the gas lines. Compressed air stations and washdown faucets will be provided for the room and equipment for sanitation purposes and to maintain hygiene. All mechanical trim, gas piping, glycol piping, and ductwork will be welded stainless steel. 

To build this space, Principle professionals will need to remove the existing concrete slab within the 4,700-square-foot footprint to install the underground drainage, comprised of stainless trench and floor drains, for the equipment. The new concrete slab will provide a designed perimeter thermal break and contain a high-performance concrete admixture to eliminate moisture permeability in the slab and prevent slab warping. 

The project also includes extensive HVAC work to make the equipment operational and to provide the necessary components to maintain it, including a service upgrade to the existing meter. Roof mounted condensing and make-up air units and ceiling mounted evaporators will serve the room, and exhaust will be provided for the ovens, smoker, and maturing unit. In addition to the water lines to each piece of equipment and system feeding into them, as well as the plumbing fixtures, thermostats and solenoid valves will be installed to cool the sanitary waste at the TurboChef oven and boiler if water exceeds 140 degrees. The team will also modify the existing overhead wet pipe system to provide sprinkler coverage in the cooler room, as well as complete life safety system within the space. 400A and 200A distribution panels will be fed from the main electrical service.

Due to the various acids and caustic materials used during cleaning and when in operation, a robust flooring system is a must to avert damage to not only the floor finish itself, but to the new concrete slab beneath it. Further, as one of the last construction activities, powerful epoxy flooring system will be installed when the room is being utilized.

Principle COO Mark Augustyn is serving as the principal on the project. Principle’s Pat Byrne is the project manager, while Principle’s Mark Frane serves as superintendent. Harris Architects is the project architect. 

Project is slated for completion in November of 2022.
